Martin, Owner and Director of Modus, began his career in Quantity Surveying as a Trainee Surveyor in 1999. With over two decades of experience, he has built a diverse portfolio spanning several sectors, including healthcare, local authority, education, community, leisure, residential, and commercial projects. Notable clients have included The Canterbury Academy Trust, Megger Instruments, COTY UK, Assura Healthcare and Fusion Lifestyle.
Martin is proficient in various procurement methods and contract forms, such as JCT and NEC, and has successfully managed projects under different procurement routes, including traditional, two-stage negotiated, design and build, cost-plus, and measured term.
Martin's extensive experience, coupled with his meticulous attention to detail, enables him to consistently deliver exceptional and professional services to his clients. His expertise and dedication have been instrumental in guiding Modus to success in the industry.
Michael became joint Owner and Director of Modus in 2014, after holding Associate Director positions at Quantity Surveying practices in both Kent and London. Achieving RICS Chartered Surveyor status in 2012, Michael holds nearly two decades of experience and has developed extensive expertise across various sectors and procurement routes.
Michael is involved in all aspects of Quantity Surveying, Contract Administration, and Employer’s Agent roles, with a particular specialisation in high-end residential, affordable residential, local authority, and healthcare projects. His traditional training, combined with a strong work ethic and a drive for success, ensures that he dedicates full attention to his projects, consistently delivering high-quality services to his clients.
Among Michael's recently completed projects are a number of affordable housing projects for Thanet District Council and several refurbishment and expansion projects for East Kent Hospitals NHS University Trust.
With 20 years of experience in the construction industry, Andrew Garrett brings a wealth of expertise to our team. His diverse background spans roles such as Contractor’s Quantity Surveyor, Head of Construction, and Commercial Manager. Most recently, he founded and led his own project management and quantity surveying consultancy before joining us full-time as Director of Construction Management.
Andrew has successfully delivered projects across various sectors in the Southeast, including healthcare, residential, industrial and logistics, education, and community and leisure.
His extensive experience and strategic leadership make him the ideal person to drive our Construction Management division forward.
Cat is our Office Manager at Modus, bringing extensive experience from both the contractor and consultancy sides of the construction industry.
At Modus, she ensures the smooth running of the office, supporting the team with various administrative tasks, providing HR and Health & Safety support, and managing essential memberships, insurances, and accreditations, including our ISO 9001 and 14001 certifications.
Cat also plays a significant role in our construction management division, assisting Site Managers with site preparation, organisation, and orders.
Whether you're calling or visiting the office, Cat is always on hand to welcome you and assist in any way she can.
Outside of work, Cat can be found spending time with her young family and taking dog, Hope, for walks along the beach.
Claudia has been with Modus since March 2019, initially joining as a Receptionist and later progressing to Office Administrator. She is now part-time Finance Manager, responsible for all invoicing and accounting for the company.
In 2021, Claudia earned a part-time AAT Accounting Foundation Certificate Level 2 from East Kent College, a qualification fully funded by Modus.
A local to the area, Claudia attended Queen Elizabeth’s Grammar School in Faversham. Outside of work, she enjoys spending time with her young daughter.
In 2015, Stuart set up Helden Consultants and since then has worked as a Consultant for Modus Construction Consultants providing both Quantity Surveying, Project Management and CDM Consultant services.
Having been in the industry for over 2 decades, Stuart has vast experience and has developed a high level of expertise in many areas. He has worked within a wide range of sectors including Health, Local Authority, Education, Residential, Industrial and Commercial.
His main competencies include Measurement, Cost Planning, Post Contract Cost Control, Project Management/Employers Agent, CDM Co-ordination, Principal Designer, Insolvency and Contract Practice.
Stuart has worked on negotiated, traditional, P21, design and build and measured term forms of procurement for both new build and refurbishment projects ranging from £50,000 to £50,000,000 and is fully conversant with the JCT and NEC forms of contract. In the past he has also mentored and professionally developed a number of surveyors from trainee level to chartered status.
Tom began his career in 2017 when he joined Modus as a Trainee Surveyor. During his time at Modus, Tom has undertaken a part-time university degree course in Quantity Surveying at University College of Estate Management and graduated with a Distinction MSc in 2020. Twinned with his academic learning, Tom has gained valuable experience on the job and has a keen eye for detail in all he does.
Tom has worked within multiple sectors including healthcare, local authority, education, residential, and industrial, using various forms of procurement including traditional, two-stage negotiated, and design & build. Tom has worked on contracts ranging from £140,000 to £14,000,000 in value and has been appointed on several substantial new build and refurbishment works, including a number of hospital refurbishments and extensions for East Kent Hospitals NHS Trust.
Tom's core competencies include measurement, cost planning, bills of quantities production, post contract cost control, communication and organisational skills and is a strong addition to any design team.
In his spare time, Tom enjoys travelling and exploring new cities and countries.
Josh joined Modus in July 2019 through the Apprenticeship Training Programme and has steadily progressed to become a Chartered Quantity Surveyor, passing his APC in June 2025. He completed his BSc (Hons) in Quantity Surveying in 2024 and has since taken on greater responsibility, independently running a range of projects from inception to completion.
Josh provides comprehensive pre and post-contract services and has built up strong expertise across the education, healthcare, commercial, and residential sectors, delivering both new builds and complex refurbishments. He has led multiple successful schemes, including several at Maidstone Grammar School and is currently managing projects across Kent, Surrey, and London in the education, commercial, and industrial sectors.
Known for his methodical approach and clear communication, Josh plays a key role in delivering value and maintaining high standards throughout the construction process.
Outside of work, Josh stays active by regularly training at the gym.
Aaron Hallet MRICS MCIOB has 10 years’ experience acting as Project Manager, Employer’s Agent and Quantity Surveyor. Aaron has experience working with both public and private sector clients and has worked on a number of residential, leisure and community schemes ranging from £3m to £250m across the South East.
Aaron’s skillset includes budgeting and cost planning, procurement and pre and post construction, as well as strong client liaison abilities and supplier and subcontractor management. Aaron also has significant experience in Monitoring Surveying for banks and funder clients.
Fin joined Modus as an Assistant Quantity Surveyor in 2022 after completing his BSc (Hons) in Quantity Surveying at the University of Greenwich. Since then, he has progressed rapidly, being promoted to Intermediate Quantity Surveyor in 2024 and Project Surveyor in 2025.
With a strong foundation in both finance and construction, Fin has developed a well-rounded understanding of the quantity surveying discipline and continues to apply his skills across a wide range of projects. His passion for sustainable construction remains a key focus, and he is actively building on this interest through his work at Modus.
Fin has gained valuable experience across multiple sectors, including healthcare, education, and commercial developments. He has also been involved in construction management and monitoring surveying throughout Kent, Surrey, and the Home Counties. He is currently working towards RICS chartership, supported by ongoing mentorship and professional development.
Outside of work, Fin stays active through running and enjoys visiting local pubs in his hometown of Faversham.
Joe Cutone has joined Modus as an Intermediate Project Surveyor. He brings a strong grounding in quantity surveying and cost consultancy, with experience across cost reporting, cost planning, measurement, valuations and project support gained through both university and industry roles.
Joe graduated from Loughborough University with a 2:1 in Commercial Management & Quantity Surveying, an RICS-accredited degree, and is working towards achieving MRICS chartered status. He is motivated, detail-oriented and eager to continue developing his expertise while supporting the successful delivery of projects at Modus.
Outside of work, Joe has a strong interest in combat sports and football. He is a brown belt in judo, having competed at both national and international level, and also trains and competes in jiu jitsu, where he holds a blue belt.
Joe joined us in May 2023 as a Trainee Quantity Surveyor, having completed his BTECs in Double Business and Public Services at The Towers School in Ashford.
Under our successful apprenticeship scheme, Joe will complete his part-time BSc Hons degree in Quantity Surveying with us over the next 4 years. Joe’s interest in construction stemmed from having friend’s parents within the industry and noticing the array of career path options with construction.
Joe supports our surveyors in the taking off and calculations from drawings and details, preparing construction cost estimates and general project administration tasks.
In his spare time, Joe enjoys playing football.
Jack is a graduate Quantity Surveyor with a RICS-accredited BSc (Hons) in Quantity Surveying from the University of Portsmouth. With a strong passion for the built environment and its wider social and economic impact, Jack is driven to contribute to modern, sustainable construction practices through a career in consultancy.
During his time at university, Jack developed solid technical knowledge across cost planning, contract administration, and measurement, alongside proficiency in CAD and BIM. His dissertation explored the UK housing crisis, showcasing his analytical skills and interest in addressing systemic industry challenges. Jack also has hands-on experience including working with a civil engineering contractor.
Recently returned from travelling across Southeast Asia and Australia, Jack gained fresh perspectives on sustainability, culture and the value of community.
Jack is now looking to begin his professional journey with a consultancy team that values innovation, integrity and continuous development, supporting his path toward RICS chartered status.
Jack joined us as a Trainee Surveyor in September 2024 and will embark on our Apprenticeship Training Programme, including a year of on-the-job training. He will then enroll onto a Quantity Surveying degree with the University College of Estate Management (UCEM).
Jack’s interest in the industry stemmed from previous experience as a landscaper where he was introduced to various different construction techniques and was always eager to learn more. Jack is now looking forward to expanding his knowledge both in and out of the office.
In his current role, Jack helps with the taking-off of projects through measuring drawings, aiding in the preparation of construction cost estimates and supporting the preparation of tender documents.
In his spare time, Jack enjoys watching and keeping up with Sunderland football team and late-night gym sessions.
