We’re delighted to announce that we have been shortlisted for our scheme at The Canterbury Academy for the RICS Awards 2018 in the Community Benefit category. The category winners and Project of the Year winner will be announced at the South East Awards Ceremony and Dinner on 08 May at the Kassam Stadium, Oxford.


Modus have been appointed by Megger Instruments Ltd to provide Quantity Surveying services for the rationalisation, refurbishment and extension of their existing site on the A20 at Archcliffe in Dover. The initial £4m project will take a phased approach with anticipated completion in 2020, with potential additional works being progressed over the following years. The phasing of the project is critical to ensure business continuity throughout the works and Modus are taking the lead in developing the phasing plan.

The project aims to bring operational functionality throughout the facility by reconfiguring internal spaces and departments, whilst providing a high-quality environment that is conducive to the innovative high-tech design and manufacture that is undertaken at the site. A new reception extension and façade replacement will transform this prominent local landmark.

Modus are responsible for establishing the early stage total project budgets, project team appointments, all stages of cost estimating, tendering of the works packages, value engineering, and post contract cost control and will play an active and integral role in the overall project delivery.


We’re pleased to announce the completion and handover of Bayswater Apartments, Inveness Terrace, London.

The works comprised of converting an existing 6 storey hostel building in to 10 prime residential apartments.

The Grade II Listed exterior, Inverness Terrace is set at the edge of the Royal Parkland of Hyde Park and Kensington Gardens.

The apartments were accomplished with an architectural build that combines the highest specification in technology, quality and comfort.  With a state of the art, luxury finish, the apartments are simply stunning.


Modus would like to give a huge welcome to Tom, the newest member of our Team.  Tom joins us as an trainee Quantity Surveyor. Tom is the third trainee to join the company as a trainee Quantity Surveyor in the last two years and will work alongside the team on a number of projects before embarking on a part-time Masters Degree in Quantity Surveying through the University College of Estate Management.

WORKS PROGRESSING WELL: Music & Performing Arts and Science & Computing Teaching Blocks, Maidstone Grammar School

Works are progressing well on the new Music & Performing Arts Block at Maidstone Grammar School.

The scheme, designed by CDP Architecture, Considine Consulting and Hampson Barron Smith, comprises a new two-storey music and performing arts new build block which will include 4 music practice rooms, a recording studio, a performing arts space and 2 teaching rooms.

Modus are acting as Project Manager, Employer’s Agent and Quantity Surveyor on the scheme which is being constructed by BEC Construction.

PROJECT COMPLETION: New North Stand, Maidstone United Football Club

Modus are delighted to announce the successful completion of the new North Stand at the Gallagher Stadium for Maidstone United Football Club.  The new standing terrace, which accommodates up to 1,768 spectators was completed in time for Maidstone’s match against Sutton United on 21st March.

Modus acted a Quantity Surveyors on the scheme which was designed by Arete Architects and Considine and constructed by FM Conway and REIDsteel.

WORKS START ON SITE: New North Stand, Maidstone United Football Club

Modus are proud to be acting as Quantity Surveyor for the Club on the construction of the new North Stand.  The new standing terrace, which will accommodate up to 1,768 spectators and will bring the stadium up to National League standards has now commenced on site.

The stand, which has been designed by Arete Architects and Considine, is being constructed by FM Conway and REIDsteel is due for completion by end of March 2017.

WORKS START ON SITE: New Residential Dwelling in Stelling Minnis, Kent

Works have now commenced on the shell and core works of a new 9,000sqft private residence in Stelling Minnis located in the Kent Downs. The project, which has been designed by Abbey Design, is to be completed by Coombs (Canterbury) Limited and is set for completion during the third quarter of 2017. Modus are acting as Quantity Surveyor and Contract Administrator.

The dwelling, which comprises a 5 bedroom dwelling built to a superior specification complete with basement and three upper floors, includes indoor swimming pool facilities.
