Tim Sanders, AssocRICS

Tim joined Modus as Senior Surveyor in February 2023 following employment in the UK and US.

Originally from Baltimore, Tim studied the built environment at the University of Westminster in London and gained initial experience as a Quantity Surveyor in 2014 working on extraordinary residential schemes in London specialising in luxury ‘mega-basement’ extensions and refurbishment. Tim expanded his portfolio in this period to include mixed use schemes and high-end residential barn conversions in the Oxfordshire and Cotswolds areas.

In 2017, Tim joined a London practice to specialise in heritage and conservancy buildings. This period included notable projects and clients such as Canterbury Cathedral, St. Albans Abbey, Kew Gardens, and the Portsmouth Royal Navy Museum.

In 2018, Tim relocated to the US to care for family and gained experience in the New York City and Tampa Corporate Real Estate markets, managing national capital portfolios for Google, Barclays Bank, and Citibank.

Tim exemplifies a keen motivation for architecture and modern methods of construction application to projects, acutely detailed for the client’s benefit. As an Associate member of the RICS, Tim has held traditional Quantity Surveyor roles, as well as Project and Construction Manager.

In addition to work life Tim can be found with his three young children exploring historic buildings in the UK, or spending time rebuilding vintage instruments as an avid musician.
