Modus was appointed by a private developer to deliver Quantity Surveying and Contract Administration services on the transformation of a former office building into a boutique development of high-end residential apartments in Central London.
The project comprised the conversion and refurbishment of the existing structure to create eight luxury residential units, along with the development of two commercial units at ground and basement level. To maximise the building’s potential, the scheme also included the construction of a new rooftop extension, enhancing both the usable floor area and the architectural profile of the property.
Throughout the project lifecycle, Modus provided cost planning, procurement strategy, tender management, contract administration, and financial control services. The scheme was delivered in a logistically challenging urban environment, requiring careful coordination with stakeholders and adherence to tight programme constraints.
Sustainability was a key consideration, with the project designed to achieve BREEAM ‘Very Good’, reflecting the client's commitment to environmental performance and long-term building efficiency. The result is a high-specification, mixed-use development that blends modern living with commercial functionality, adding value to the local urban fabric.
