Modus was appointed by our Private Client to deliver Contract Administration and Quantity Surveying services for the extensive refurbishment and conversion of 47-49 Merchant Street, now rebranded as Soho Studios.
The 34,000 sq ft 1970s office building was transformed into high-quality, flexible workspace aimed at Bristol’s growing tech, media and creative sectors. The works included the installation of exposed services, new VRF air conditioning, raised access floors, LED lighting and upgraded roof lights. The entrance and reception areas were fully remodelled, and new showers, secure cycle storage and a passenger lift were added to enhance tenant amenities.
Modus provided full cost management from concept through completion, ensuring budget certainty and value for money, while also administering the building contract to keep the project on track and aligned with the client’s broader city centre regeneration goals.
