Kingsmead Leisure Centre, Canterbury

Modus acted as Quantity Surveyor for Active Life Ltd on an impressive transformation project at Kingsmead Leisure Centre in Canterbury. The works saw a centre previously becoming dilapidated, being given a new life for its local community and now includes three new fitness suites, a health suite and a large gym. Completed in September 2024, the project has taken 18 months.

The project also encompassed improvements to the swimming pool and sports hall, a new café area and extended car parking for visitors. Works have been funded through various sources including Canterbury City Council, green energy funding, namely PSDS (Public Sector Decarbonisation Scheme) via Salix, and government funding for a state-of-the-art accessible changing place.

The Kingsmead’s handover sees the completion of a series of three leisure centre projects with Active Life Ltd. in the Canterbury area (Herons, Whitstable & Kingsmead).

Key successes of the project included management of the afore mentioned funding pots, as well as keeping the swimming pool open for public use throughout by way of creating a temporary changing facility.

Several challenges were also encountered, including asbestos removal, contaminated soil removal and staged beneficial occupation to allow leisure centre staff to fit out the centre and begin training on the operation of the centre.

We look forward to seeing the community enjoy the new state-of-the-art leisure facility that has been successfully delivered.
