Modus is currently appointed to provide cost consultancy and commercial advice for the delivery of a new build teaching block at Dulwich Cranbrook.
The development comprises six new classrooms for pupils aged 10–11, designed to create a high-quality learning environment. A key feature of the scheme is the inclusion of vaulted ceilings throughout, enhancing both natural light and the sense of space within each classroom.
Design & Delivery Strategy
From the outset, the project programme was aligned with a fixed academic deadline, requiring a clear and considered delivery strategy. Working closely with Ingrain Architecture and the wider team, Modus supported the development of the brief and design from an early stage, ensuring the scheme responded fully to the client’s requirements.
Following a review of procurement options, we advised progressing with a Single Stage Design & Build route, supported by the use of Modern Methods of Construction through the OSKOP timber frame system. This approach provided a streamlined path from design into construction, while enabling elements of the build to be manufactured offsite.
The OSKOP system offers a number of advantages, including improved programme efficiency, consistent quality through factory-controlled production, and a timber-based structure that aligns with the client’s aspirations for a more sustainable build.
To support delivery, Modus developed a detailed programme strategy, identifying opportunities to overlap key activities where appropriate. This proactive approach has ensured that pre-construction milestones were achieved and that the project remains aligned with the required completion date.
Cost Planning & Design Development
A key focus throughout the design process was achieving the right balance between compliance, cost and quality.
In addition to meeting Department for Education guidelines, the client sought to create classrooms that offered a greater sense of space and improved user experience. Modus supported this by testing a range of design and layout options, providing early cost advice based on different Gross Internal Areas and specification assumptions.
As the design progressed, we produced detailed RIBA Stage 2 cost plans, incorporating construction costs, project allowances, risk and inflation. This enabled the client to clearly understand how design decisions influenced overall project cost, supporting confident and informed decision-making.
The agreed scheme has been successfully brought forward within the established budget at contract stage, demonstrating strong cost control and alignment between design intent and commercial outcomes.
