Storex Self Storage, Loughton

The successful completion of our third project with EQT Real Estate, STOREX Self Storage Loughton is an eco-friendly redevelopment that has transformed a disused business car park into a 10,000m², five-storey self-storage facility and incubator workspace hub.

This ambitious scheme demonstrates how expert construction management can deliver sustainable, large-scale developments efficiently, safely, and to the highest quality standards.

Sustainability was central to the design and delivery of STOREX Loughton. The project features a bio-diverse green roof that enhances local ecology and reduces heat gain, photovoltaic (PV) solar panels and EV charging points that promote renewable energy use, and dedicated cycle parking to encourage low-carbon commuting. Energy-efficient LED lighting reduces consumption, while a fully paperless operational system supports smarter, more sustainable management.

Collectively, these measures have contributed to the building achieving a BREEAM ‘Excellent’ rating — a clear reflection of our commitment to sustainable construction management and environmentally responsible project delivery.

Modus provided full Construction Management services, overseeing every phase from pre-construction planning through to final handover. Our team worked closely with EQT Real Estate and the wider project partners to coordinate procurement, manage risks, and maintain programme certainty throughout.
