Modus were appointed as Construction Manager on a 3 storey, global flagship Storex Self-Storage Scheme in Watford, London.
Leading the change in self-storage solutions, Storex Watford provides fully digitalised state-of-the-art security for customers and achieved BREEAM ‘Excellent’ (72.4%).
The project was executed from planning to completion in just over 12 months and completed in April 2024.
The scheme hosts some impressive environmentally friendly attributes including 60,067 kWh annual yield from 176 PV panels, bio-diverse roof, full LED lighting, EV charging spaces and recycled concrete from site clearance used as piling mat and sub-base. The building runs at EPC -2 rating operationally Net Zero.
As Construction Manager, Modus were responsible for overseeing all aspects of the project, both on and off-site. This included but was not limited to planning, organising, supervising and controlling the construction process on behalf of our client.
