Works to begin soon on Thanet District Council’s Affordable Homes 4 Scheme


Thanet District Council is progressing with its Affordable Homes programme, now moving into Phase 4. Following the successful completion of Phase 3, Modus has been re-appointed by the local authority to serve as the Employer’s Agent and Quantity Surveyor for this new phase. This phase is a significant step in the council’s ongoing efforts to provide quality housing for residents in need, featuring a total of 49 units across Margate and Ramsgate.

Locations and Developments:

These sites will be transformed from previous brownfield land into vibrant residential communities, demonstrating an effective use of underutilised urban spaces. The development will include a variety of housing types, incorporating both flats and houses to cater to different housing needs and preferences.

These developments are the first within the programme to aim for ‘net zero’ carbon emissions. Each unit will be built to achieve an Energy Performance Certificate (EPC) Rating of A, specifically targeting a Standard Assessment Procedure (SAP) score of 92. This high rating indicates excellent energy efficiency, which will result in lower energy costs for residents and a reduced environmental footprint.

Construction Schedule:

During this period, the construction will adhere to high standards to ensure the delivery of top-quality, durable, and energy-efficient homes. The housing units will be built with the latest construction techniques and materials to meet the ambitious sustainability goals set for this project.
